What is a measurement or floorplan service?

Home measurement services are just what they sound like: Based on what you need, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How does a measurement service work?

During a home measurement service, an appraiser measures your property with a measuring tool — either a tape measure or laser measuring device. As they move around the home, they notate the layout of the rooms and other features, like closets, entryways, and fireplaces. They might sketch the property. Then, the appraiser creates a report and a more detailed floorplan showing the total square footage and the general layout of the house. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a home measurement or floorplan service necessary?

Property taxes

Tax records frequently reflect the wrong square footage because the values can come from many sources, and sometimes go unproven — meaning you may be taxed for more square footage than you actually own! Unless an appraiser has recently completed an evaluation on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge what you're taxed. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Putting your property up for sale

A floorplan service will secure fair market value for your property. Area is one of the most important factors potential buyers examine when purchasing a home — but since square footage values are often approximated rather than accurately measured, your home listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price of your property, but possibly even the amount of interested buyers. The only reliable method of using a precise GLA when listing your home or property is to reference a recent appraisal or home measurement service completed by an appraiser (after any renovation that may have affected square footage).

Information for agents

To ensure that your client's property sells at a price that accurately reflects market value, we suggest requesting a home measurement of the property. Clients, and especially potential buyers, will be grateful for your scrupulousness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a fantastic marketing tactic to entice potential buyers because they can view the layout and features of the home before and after a walkthrough.
